Yes, it might sound unbelievable but five years ago I was virtually broke and barely employed – I was working part time as a consultant doing the dross jobs my peers didn't want to do, and I was paid a pittance for my troubles.
I now have two property companies, with combined assets worth more than £3.5m. Not bad considering I started virtually with nothing, other than the house I live in.

Now, I have to be honest here. When I say I don't have any special advantages, perhaps I do have one. But only one. And that is that I am a qualified Chartered Surveyor with over twenty years experience in the property market.
Having said that, my specialty was actually commercial property and my portfolio is made up wholly of residential property. However, during my twenty years in the profession I was able to watch and learn from many successful property professionals and, when the time came for me to start in my own right, I was able to apply the “tricks of the trade” and the techniques I had learned from them and can now teach to you.
About ten years ago I was employed by a firm of Chartered Surveyors in the west end of London . I was doing ok. I was a “salaried partner” and had a decent salary along with a few perks, although these had been trimmed back when the recession started. However, sooner or later the inevitable happened. With the down-turn in the property market in the 1990's I just wasn't needed, and so we parted company.
To many of my peers that would have been a blow, but to me it was literally a God send. You see, I had always wanted to start my own property business but had never been able to bring myself to walk away from a well-paid job; not with a wife and at that time 3 kids (now 4 kids) to support.
But, with a redundancy cheque and no prospect of finding another job at that time, I had little option but to give it a go. And, as they say, the rest is history.
I have no doubt that you can do the things I did too, and that you also can be a successful property investor. If you are reasonably intelligent, and are prepared to put in a little time and effort, I don't see any reason why you, too, shouldn't be able to put together your own multi-million pound property portfolio.
But a word of advice before we go any further. If you're reading this and thinking of quitting the day job, don't. Not yet, at any rate. Remember it took me five years to build my portfolio to its current value.
Actually, I happen to think now could be an excellent time to buy property. Interest rates are relatively low and the doom and gloom merchants have been wrong in their predictions about property prices. If you hunt around there are bargains out there waiting for you to snap them up.
It's true that some investors are sitting on their hands waiting for a “better time”. The thing about “better times” is that often they are hard to spot until they've passed. Some people spend all their time waiting for better times. Actually they often confuse “better times” with “perfect times”. In life things are rarely perfect but they can still be pretty damn good. The truth is that successful property investors should be able to make profits in any market and in my course I'll show you how.
No doubt some will read this and think “I'd like to get into property but I've missed the boat”. Well, in my opinion the best way to make sure you don't miss the next boat is to get on board now. My experience of the property market is that those boats are setting sail regularly whether you're on board or not.

“Ok Peter” you may be thinking, “what about the five years between leaving your job and starting your portfolio? What happened then?”
Good question. Well, the first thing I did after being made redundant was to raise more finance over and above my redundancy cheque. Don't forget, I was “unemployed” and we were in the middle of a recession but I was still able to do this. There are simple and often overlooked ways of raising finance that I'll show you in the course, and which I was able to use at that time.
I then went out and bought an old house that needed a serious make-over. It needed just about everything doing to it – rewiring, new heating, new kitchen, new bathroom, new windows, the works. And I did a lot of the work myself. I learned a lot doing that, not least that DIY is not my gift. Much as I enjoyed it I realised that if I was going to make any serious money I was going to have to let someone else do the hard work while I spent my time finding the properties!
In the meantime, I took on low paying consultancy work while I plucked up the courage to burn my bridges and to go all out as a property investor. However, this isn't as bad as it may sound – I assisted a phenomenally gifted businessman who built and sold a multi-million pound property portfolio while I watched on. The knowledge I gained from him is also contained within my course and was essential to my own success.
Finally I could wait no longer and I completed on my first property, a pair of semi-derelict flats, on 10th April 2000 – my wife's birthday. I completed on my 56th property just a few months ago, some five short years after my first purchase.
Actually, to be truthful, that first pair of flats was not a great buy, but they were a start and they got my business up and running. Which reminds me.
