Well I hope the marketing experts are all wrong because I'm about to break all of their rules. You see, I view this as a letter among friends. The only people who are going to see this are subscribers to my weekly newsletter. And the odds are that at one time or other we may have either talked or exchanged emails. Don't apply if you're hoping I will build up your portfolio for you, whilst you sit back and avoid taking responsibility for your own future.
And if you think the market will crash, and property investors will deservedly lose their money, then you should just click away from this page right now - I really can't help pessimists succeed.
This isn't the latest get rich overnight scheme, here today gone tomorrow, so if you're looking for one of those, I'm afraid you won't find it here.
The property market is full of great opportunities to build serious wealth, that is what my Property Millionaires Fast Track 100 is all about.

Let's begin with an eternal truth that will never change; most of us fail to succeed because, quite simply, we fail to act.

So what is The Property Millionaires Fast Track 100?
I'm sure you'll find this as exciting as me. I am inviting 100 people to “apprentice” with me as I guide them, step by step and month by month, and show them how to build their own highly profitable property businesses.
You see, now that my newsletter goes out to almost 10,000 people each week, I am inundated with questions, questions which, unfortunately, I don't have time to answer individually.

Now, I know I can be a bit dense at times but I think I owe you an apology. You see, I have suddenly realised that what we DON'T all need is yet more theory about property investing. WILL NOT be..
It will NOT be a home study course - to be honest, I don't think the world needs yet another home study course and, in any case, I think we've all studied enough and it's time we all just got on with it!
It will NOT be personal one-on-one mentoring – unfortunately, much as I'd like to coach every one individually, I just don't have the time to do it.
It will NOT be me doing everything for you – let's face it, if you want to be a success in property there's only one person who can do it for you and that's YOU. So I will not be investing your money for you, I will not be telling you which street you should buy in, I will not be taking responsibility for your decisions.
However, let me tell you what

It WILL be for anyone who wants to be a PROPERTY MILLIONAIRE – OK, I can't guarantee you will get there but what I can do is teach you how I did it, and suggest ways that you can use my knowledge and experience to do it. Then it's over to you. You know, they say, that the best way to succeed is to copy someone successful, and that's what I want to give you the chance to do.
Two important things to keep in mind
IT WILL be for just 100 people. This was a hard decision to make, but in order to keep the process of sharing our knowledge from getting too cumbersome, I have decided that I can only start with 100 “apprentices”.

You know they say that even if you give excellent, life changing, millionaire making, advice, if you give it away for nothing people will devalue it and will fail to act upon it.
So I guess that, as the purpose of The Property Millionaires Fast Track 100 is to encourage us all to take actions that we have been putting off for too long, I should be charging a small a fortune.
However, I have always felt that property investors should keep their hard earned money to invest in the property, and not the knowledge. That's why I have never suggested putting on expensive seminars, and have never charged exorbitant fees for finding properties.
And The Property Millionaires Fast Track 100 is no exception. I want it to be as competitively priced as possible so you can spend your money on property. I am sure I could charge many times the price I am going to propose and still fill all 100 places many times over. But that's not my style.
However, it's a difficult balancing act. The trouble is that if I do it all in hard copy, print it out and then post it you, I'll have to charge for printing and posting and all the costs involved. But there again, if I email it to you, which will be much cheaper, many of you will complain that you haven't got something tangible to hold, as it were.
So I've decided that the best way forward is to do both, so here's what I propose.
Every month I will send you an email telling you where you can download The Property Millionaires Fast Track 100 in PDF format. And then you can print it out for your own use.
However, for Step 1 only , I will print it out for you, and I will send it to you in a 4–ring binder so that you can keep all the future Steps that you print out together, and refer back to the actions and exercises as our journey together unfolds.
Obviously I will have to charge a bit extra for Step 1 to cover the cost of creating your hard copy starter pack, but thereafter the price of each subsequent Step will be less – in fact less than the price of a couple of bottles of wine!
